Originally, FAS was retained by Raza Properties, LLC to respond to an RFP by Thomas Edison State College, which stated the school was looking to occupy an additional 34,000 square feet of corporate office space. The existing three-story concrete frame, brick facade building that was constructed in the 1950’s as a part of the State’s Development Program located at 16 West Front Street was in a prime location for consideration by the college. It offered 42,000 square feet of undemised floor space, was within walking distance of the college’s three other buildings, and was convenient to local public transporation.
Although Thomas Edison opted to use a different building, the client proceeded with plans to rehabilitate and fit-out the existing building with corporate office space. Due to years of abandon and neglect, the extensive rehabilitation requires the gutting of existing finishes, replacing the exterior windows and doors, rehabilitating the existing elevators, fitting-out all three floors, and providing a new front facade for the building. The new construction will be completed under the states recently adopted rehabilitation code, and will be fully ADA compliant.
